Renovating a kitchen, bathroom, or basement in Niagara Falls? Plumbing is the one trade where getting the sequence wrong costs thousands to undo. Here is what you need to know before demo begins - from permits and rough-in timing to upgrading old pipe and avoiding the most common renovation plumbing mistakes.

Get Your Plumber Involved Before Demo Starts

The biggest mistake homeowners make is hiring a general contractor, starting demo, and then calling a plumber. By then, decisions have already been made that affect where drains can go, where walls can be moved, and what surprises are hiding behind the drywall.

Bring your plumber in during the planning stage. A 30-minute site visit before demo can save you from expensive surprises mid-project and ensure your fixture layout is actually achievable within your existing drain and vent configuration.

The Rough-In Phase: Timing Is Everything

Plumbing rough-in happens in two stages:

  1. Rough-in (pre-drywall): Drains, supply lines, and venting are run inside the open walls and floor. This is the most important stage and must happen before insulation and drywall go up.
  2. Trim-out (post-drywall): Fixtures are installed and connected once walls and tile are finished. Faucets, toilets, valves, and appliances are connected to the rough-in stubs.

If drywall goes up before rough-in is complete or inspected, the walls must come down again. This is one of the most common and costly renovation mistakes. Coordinate your plumber and your general contractor before any work begins.

Permits for Plumbing Work in Niagara Falls

In Ontario, plumbing work that involves new drains, drain relocations, new fixtures, or additions to the DWV (drain, waste, and vent) system generally requires a permit from the City of Niagara Falls Building Department. Work that does not require a permit includes:

  • Replacing like-for-like fixtures in the same location (toilet, faucet, sink)
  • Repairing an existing supply line or drain
  • Replacing a water heater in the same location with the same fuel type

When in doubt, ask your licensed plumber. Unpermitted work that should have been permitted can create serious issues when you sell the home. PipeWorks handles the permit process for all work that requires it.

Should You Upgrade Your Pipes During the Renovation?

If your home has galvanized steel supply pipes (common in Niagara Falls homes built before 1980), a renovation is the best time to replace them. Galvanized pipe corrodes from the inside over decades, gradually restricting water flow. Signs include:

  • Reduced water pressure throughout the house
  • Rust-coloured water when taps are first opened
  • Visible white or rust-coloured scale buildup on pipe exteriors
  • Pipes that are already leaking or have been patched before

Since walls are already open during a renovation, the incremental cost of replacing galvanized pipe at that time is far lower than doing it as a standalone project later. PipeWorks replaces galvanized pipe with modern PEX or copper and can coordinate the work to align with your renovation schedule.

Questions to Ask Your Plumber Before Starting

  • Does my planned fixture layout work with the existing drain and vent stack?
  • Will this project require a permit?
  • Is my existing pipe in good enough condition to reuse, or should we replace it while the walls are open?
  • What is the sequence of trades and when do you need access?
  • Are there any issues I should know about before demo starts?
